Ridge Phase 6 Announced

Published: 03.04.2021

Elmore County Commission approves Ridge expansion

The largest waterfront neighborhood on Lake Martin, The Ridge, will expand this spring. Russell Lands Inc. received formal approval to commence road construction for The Ridge Phase 6, which will be a collection of waterfront homesites on the east side of the South Ridge Harbor peninsula.

The property being developed into Phase 6, unlike the other sections of South Ridge Harbor, has never been used for Russell for-lease cabins or the Dixie Sailing Club. It is, in essence, a blank slate of waterfront property with undisturbed forest that enjoys gorgeous views to the east and to the south. The collection of 15 waterfront homesites will be a diverse collection of lots. Some will require walk-out basements while others will allow for crawl-space homes. These will be, arguably, some of the most attractive sites developed in The Ridge to date.

About the Ridge

Development of The Ridge began in 2001, with Phases 1 and 2 coming to the market in 2002. Since that time, there have been, counting Phase 6, a total of eight phases of traditional waterfront and water-access homesites. Development of The Ridge has been diverse including a section of luxury waterfront townhomes (The Ledges of The Ridge) and three phases of waterfront Russell Cabins at The Ridge as well. Once Phase 6 is completed, The Ridge will have roughly 435 waterfront properties.

The popularity of The Ridge has never been stronger. Just during 2020, 60 properties sold in the neighborhood. This sales pace depleted the amount of available waterfront homes and homesites creating the need for a fresh supply. Phase 6 will provide this needed supply of inventory.

Purchasers of property in The Ridge say that the extensive amenities found in the neighborhood influenced their final decision to buy. The Ridge boasts the largest lakefront marina in the country; a world-class clubhouse with resort pool, fitness center, sports fields, and tennis facility; extensive neighborhood walking trails and sidewalk system; two waterfront parks; and easy access to Russell Crossroads.

Property values in The Ridge have enjoyed a steady increase over the last 10 years due to thoughtful community standards, architectural design, and stewardship of the neighborhood amenities. With the careful application of those standards and measured growth, there is every reason to believe property values will continue to grow.

What to look for

Construction crews will begin site work on Phase 6 in March, and we anticipate that the new homesites may be available in early summer.
