Lake homes selling quickly

Lake homes are still in demand, especially in Russell Lands’ neighborhoods. It used to be that marketing time for a lake home was measured in months—six months on average. Now, for many homes, the marketing time can be measured in days.

Clearly, people are waiting on the newest listing to come on the market. Once a property is listed, a quick “day trip” is made to the lake to inspect the property. In many cases, that trip includes writing a contract and scheduling the closing and move-in date. Our Realtors® report that they are constantly on the lookout for new lake listings with multiple prospects “on speed dial” when a property comes on the market.

Two recent transactions tell the story best. The first occurred in the Russell Cabins at The Ridge. Rarely do these properties come on the market. For one that did recently on Russell Cabin Point, the property sold in one day for above list price and before the property was placed on the open market. It was not a “coming soon listing”; it was a “sold fast listing” for above the listed price.

The second property sold in The Willows. This two-year-old property sold overnight as well. The lucky buyer for this beautiful lake home had been looking for the perfect property for over a year. After a few near misses, our Realtors® uncovered this gem. After a few phone calls and a day trip by the buyer, the transaction was done.

The two sales noted above are just two of many examples of overnight sales here. The demand for beautiful lake homes in our communities remains strong. Unfortunately, supply is still too low to meet this demand. Supply for lake homes in our neighborhoods used to be measured in months; now, like the marketing period, supply is measured in days.

In each of the cases above, it proved how important it is to have one of our Realtors® looking for newest listings. Over the last year, we have had multiple transactions where agents discovered new listings in the break room, the sales meeting, or in the hallway. It pays to have someone “in the know” on the lookout for the newly listed property.
